If you’re in the business of flipping real estate, you know that in order to maximize your return on investment, property flippers have to appeal to what buyers want—not just what they need.

More often than not, updating the paint color or installing new counters isn’t enough to persuade buyers into purchasing a home. Rather, people want to be inspired and they most definitely want to be stylish. Keeping up with the latest home update trends could make all the difference when it comes to closing quick deals.

Whether you’re new to the game or you’re a seasoned property flipper, here are some of the hottest home update trends we can expect to see (or continue to see) in 2023.

1: Open Floor Plans

There has been some conjecture that open floor plans are quickly becoming a thing of the past—largely thanks to COVID-19, forcing people to seek out closed spaces that could be turned into a home office or work space. But when it comes down to it, even with all the remote work still being done across the United States, people still prefer open spaces to confined ones. This is especially true for families with young children and pets.

So, if you’re looking at a potential flip and you notice that the main living areas have a lot of wasted space that’s being impeded by walls, if possible, tear them down. Buyers will almost certainly notice and appreciate it.

2: Neutral Color Schemes

Neutral color palettes have been a thing for a while now, and in 2023, there’s no sign of their use slowing down. Neutral tones like beige, off-white, and chestnut are preferred because they can go with nearly any design style from contemporary to traditional, to modern or boho.

In 2023, you should expect to see heightened use in earth tones like green or blue to compliment base neutral undertones. Property flippers should keep this in mind when undergoing any renovation projects. Neutral colored cabinets, fixtures, flooring, and trim are and will continue to be all the rage this year.

3: Organic Materials in Earth Tone Colors

Playing into the last trend is organic materials in earth tone colors.

There is something wildly comforting about a space that embraces a nature-inspired aesthetic. The calming effect it provides is real and for that reason, organic materials aren’t going anywhere any time soon.

This year, you will likely see an uptick in the use of coastal blues and mossy greens in the form of wood, cork, natural stone, bamboo, and even live plants. Keep this in mind for any property flip—when in doubt, going natural will help you out.

The same can be said for any staging that you plan on doing after the construction portion of your rehab is done. A few potted plants, greenery, or some flowers in a nice vase are all going to breathe life into your space.

4: Sustainability

Now more than ever, people are seeking out sustainable features and decor in their homes. From solar panels to sustainably sourced fabrics and materials, there are many ways people are being more tenable in their home design choices.

When flipping properties this year, focus on energy efficient appliances like stoves, refrigerators, hot water heaters, and dishwashers. Not only will it encourage more buyers because they can save money on their monthly electric bills, but it’s also better for the environment.

Another sustainability trend real estate investors are seeing? Buying secondhand or vintage, as it’s also a very sustainable way to add custom touches to your space, so you’ll see a lot more of that in 2023.

5: Bold Patterns and Colors

According to expert property flippers and interior designers, moody, dramatic colors have never been more popular. From bold colors to eye-catching patterns and accents, 2023 is looking to be a very colorful year.

The next time you’re flipping a property and wondering how you can add a special touch, consider bold color choices in rooms like the bathroom or dining room. You can offset the dramatic ambiance with the presence of windows or by installing LED lights.

That being said, don’t go too bold. You don’t want to alienate certain buyers with a wild color scheme in one or more rooms.

Successful Property Flippers Stay Trendy

Being on-trend is important when trying to make the most out of your flip, but be careful not to go overboard. Every buyer is different, so appealing to the masses is always your best bet.
